The Betlovoto area, located between the mountain resorts of Bansko and Razlog, is being transformed into a holiday destination by developers who claim to have heeded the lessons of Bansko`s excesses.
Razlog Municipality has agreed on 30 per cent construction. Different investors are implementing large-scale complexes using similar architecture - rather than diverse scattered buildings - and the construction of three water reservoirs is being planned in order to avoid problems with water supply and sewerage. The Betlovoto district currently resembles a giant construction site but municipality representatives, investors and agents are optimistic about the area`s future as a holiday destination.
The grand opening ceremony of White Fir Resort apartment lodge, located in Betolovoto, took place on January 25. Colliers International is in charge of the apartment complex property management. White Fir is the consultancy company`s first project in the holiday property segment and the first they will manage. The complex, an MSI Developments` project evaluated at 35 million euro, comprises 135 apartments. All of them have been sold, mostly to British buyers, for an average price of 1600 euro sq m. Colliers has agreed to manage 800 apartments of several developers in the area and another 200 in Bansko.
Betolovoto will attempt to lure holidaymakers with its proximity to Bansko`s ski runs, seven golf complexes (two of them under construction and the others at the planning stage), mountain bike routes, biathlon pistes and striking nature, so turning it into a year-round holiday spot. Bed capacity in Betolovoto is expected to reach 30 000.
The resort is near the villages of Banya and Katarino, areas famous for their mineral water springs and spa complexes. Bansko ski zone, despite problems with mass construction, is probably the country`s most well-developed ski zone. The local Balkanstroy developers have already started construction on a second ski zone - Kulinoto, that will add some 100 km ski runs and 60 km of ski lifts in the Pirin Mountain area.
Prices of agricultural land in the area currently vary between 60 and 170 euro a sq m, depending on various factors such as location and infrastructure.
